Rental Process

1. Find your rental

Preview our rental listing online and select the properties you like, drive by the properties, and determine if you like the location and the property.   If you like the property please contact our office to set up a showing.

2. Income qualification

Calculate if your income will qualify for the property you’re interested in.  Generally the applicant(s) income should be three times the monthly rent amount. Applicant(s) must have a good rental history without evictions.   All persons over 18 are required to fill out an application for residency.

3. To apply

Download and complete Envoy Properties Rental Application and Background Authorization Form, supply additional required documentation and email all docs back to us. 4. Supporting Documentation

Photo I.D. and Social Security Card

A valid government issued photo I.D. and a Social Security Card is required to verify the applicant’s identity.

Income Requirements and Proof of Income

Applicants must provide proof of income with a completed application. Total gross monthly household income must be at least two (2) times the monthly rent amount.

Provide an applicable form of:

• Pay Stubs (4 most recent, consecutive).
• Bank Statements (3 most recent, consecutive).
• Official statements of additional income (statement of SSI, disability, child support, I-20 documentation, etc.).
• Official Letter of Acceptance or New Hire Contract from Employer showing base salary amount.
• 1099 or W-2 (2 most recent years)
• Tax Returns (2 most recent years)

5. Employment, Rental, Credit History, and Background Check

Envoy Property Management will verify applicant(s) employment, rental, and credit history, as well as a background check, to process the rental application. NO Evictions or Bankruptcy will be accepted. To download the background check authorization form click here.

6. Occupancy Standards

• Maximum number of occupants allowed for a one-bedroom apartment is 2 people.
• Maximum number of occupants allowed for a two-bedroom apartment is 4 people.
• Maximum number of occupants allowed for a three-bedroom apartment is 6 people.

Are Pets Allowed?  The best answer we can give is “it depends” on the property owner.

7. Once you have been approved

Upon approval, you may place a holding deposit on the rental unit to hold it until you move in. The minimum holding deposit is equal to 1 month’s rent in order to hold the unit and must be received by our office within 48 hours of notification of approval. We will hold a vacant unit for up to two weeks.

All of the monies you submit during the move-in process must be in the form of a cashier’s check or money order. This includes holding deposits, security deposits and the first month’s rent. All rent payments after move-in may be made with personal checks or online payments.  We always pro-rate first month’s rent  Pro-rations are calculated based on a 30 day calendar month regardless of the number of actual days in the month.
